Raleigh, North Carolina, July 8, 1840. 8vo. 2 pp. on bifolium. An autograph letter signed (ALS) from Joseph B. Hinton (1788-1872) to H.M. Morfit, asking for prices and descriptions of lots of property offered for sale in Washington, D.C.

"Please inform me what are the most accommodating terms upon which said property can be sold to an actual resident intending to improve it for permanent residence," wrote Hinton, the state legislator of Beaufort County and Raleigh.

It appears Morfit's notes concerning his negotiations are written on what was a blank page of the bifolium, indicating his willingness to sell certain lots at 1/3 cent per square foot over the assessed value; therefore square 527 was offered at $1,107 and square 624 at $1,964.

This one-page letter has a few bits of loss along the left edge, as if removed from a gathering, not impacting the contents.

Illustrated throughout with full page depictions of general subjects, ranging from cute children to risque poses of women. Illustrated wraps, stapled. Old minor half-inch tape repair to inside rear cover. Typical almanac of the period with the emphasis on the Washington, DC area and containing some government information, atypically in Near Fine condition. Bound in lithographed cover showing a cheery boy careening in a chariot labeled 1895, heading toward "the return of prosperity." Chief advertiser is the Honduras National Lottery Company. Advertiser on the rear cover is G. W. Hawvermale & Son of Berkley Springs, West Virginia, a dry-goods retailer. A particularly fresh copy, with the cover illustration bright and vibrant.
